Maintenance Manager

Key Responsibilities

• Manage all day-to-day maintenance operations across the property.
• Execute preventative and reactive maintenance within required service levels.
• Supervise maintenance staff, cleaning teams, security personnel and external contractors.
• Ensure buildings, student rooms and common areas are maintained to the highest standard.
• Manage maintenance budgets, stock control and purchasing.
• Coordinate contractors, quotations and work completion.
• Conduct daily, weekly, monthly and annual inspections.
• Ensure compliance with Occupational Health & Safety regulations and building standards.
• Maintain maintenance records, reports and job tracking systems.
• Manage maintenance stores, tools and inventory.
• Support annual student vacate and intake projects.
• Ensure all maintenance work is completed safely, efficiently and cost-effectively.

Minimum Requirements

• Grade 12 (Matric).
• Recognised Trade Qualification (Artisan qualification preferred).
• 5–8 years' maintenance experience within facilities, property management, hospitality, student accommodation, residential or similar environments.
• Experience supervising maintenance teams and contractors.
• Strong knowledge of:
  • General building maintenance
  • Plumbing
  • Electrical maintenance
  • Carpentry
  • Painting
  • Air-conditioning and refrigeration basics
• Knowledge of preventative maintenance programmes.
• Understanding of maintenance stock control and inventory management.
• Familiarity with Occupational Health & Safety legislation.
• Working knowledge of Microsoft Office (particularly Excel).
• Experience using maintenance management systems will be advantageous.
