Key Responsibilities
Property Development
- Identify and evaluate new Greenfield development opportunities
- Identify redevelopment opportunities within existing retail assets
- Conduct property and market research
- Assess commercial viability of development opportunities
- Drive the entire development process from acquisition through completion
- Represent the developer throughout each project lifecycle
Property Acquisitions
- Identify strategic acquisition opportunities
- Assist with property acquisition negotiations
- Conduct due diligence investigations
- Evaluate development potential
- Prepare investment recommendations
- Drive acquisition processes from inception to completion
Development Management
- Manage Greenfield retail developments
- Manage redevelopment of acquired retail centres
- Coordinate multidisciplinary professional teams
- Manage external consultants
- Drive project milestones and delivery timelines
- Ensure developments meet commercial objectives
Retail Leasing
- Develop leasing strategies for new developments
- Secure anchor tenants
- Lead negotiations with national retail groups
- Manage leasing programmes throughout development
- Negotiate Heads of Agreement and Lease Agreements
- Achieve target occupancy before project completion
National Retail Relationships
- Build relationships with national retailers
- Negotiate with major retail brands
- Attend leasing meetings
- Present development opportunities
- Secure long-term tenant commitments
- Maintain strong retailer relationships
Financial & Commercial Management
- Prepare development budgets
- Review project feasibility studies
- Analyse development returns
- Monitor project costs
- Review financial models
- Ensure commercial viability throughout the project lifecycle
Stakeholder Management
- Liaise with municipalities
- Coordinate professional consultants
- Manage contractor relationships
- Attend stakeholder meetings
- Present development updates to Executive Management
- Build relationships with landowners and strategic partners
Development Strategy
- Identify new retail growth opportunities
- Monitor market trends
- Analyse competitor developments
- Recommend future investment opportunities
- Support long-term portfolio growth
- Contribute to strategic expansion plans
Minimum Requirements
- Degree in Property Studies, Property Development, Town Planning, Quantity Surveying, Civil Engineering, Construction Management, Real Estate or a related field
- Minimum 8–10 years' experience in Property Development
- Proven experience managing Retail Property Developments
- Strong commercial property background
- Extensive experience in retail leasing
- Proven experience negotiating with national retailers
- Experience with Greenfield developments
- Property acquisition experience
- Strong financial and commercial acumen
- Excellent negotiation and relationship management skills
- Valid South African driver's licence
- Willingness to travel extensively
