Operations Manager

Key Responsibilities

Property Operations

• Oversee the daily operations of a portfolio of approximately 25 commercial, retail and industrial properties
• Ensure all properties are maintained to the highest operational standards
• Conduct regular property inspections across the portfolio
• Identify operational risks and implement corrective action
• Ensure buildings remain safe, compliant and tenant-focused

Maintenance & Facilities Management

• Coordinate planned and reactive maintenance
• Manage contractors and service providers
• Monitor service level agreements (SLAs)
• Ensure preventative maintenance programmes are implemented
• Oversee repairs, refurbishments and minor capital projects

Tenant & Stakeholder Management

• Build strong relationships with tenants
• Resolve tenant queries and operational issues promptly
• Liaise with landlords, suppliers and service providers
• Support tenant retention through excellent service delivery

Financial & Operational Control

• Assist with operational budgets and expenditure control
• Review contractor quotations and approve work completed
• Monitor operational costs and identify savings opportunities
• Support CAPEX and OPEX planning

Compliance & Risk Management

• Ensure compliance with Occupational Health & Safety legislation
• Monitor statutory compliance across all properties
• Manage health and safety inspections
• Ensure contractor compliance documentation is maintained
• Support insurance inspections and risk mitigation initiatives

Minimum Requirements

• Relevant qualification in Property Management, Facilities Management, Building Management or a related field
• Minimum 5 years' experience in Property Operations or Facilities Management
• Proven experience managing Commercial, Retail and Industrial properties
• Experience managing both single-tenanted and multi-tenanted buildings
• Strong contractor and maintenance management experience
• Excellent understanding of building operations and facilities management
• Valid driver's licence and willingness to travel extensively
• Computer literate (Microsoft Office)

Highly Advantageous

• Experience working for a REIT, Property Investment Company or Property Fund
• Facilities Management experience
• Technical building knowledge
• OHS compliance experience
• Budget management experience
• Experience managing geographically dispersed property portfolios
