BIM Manager Interior Architecture & Design

Role Overviewprojects. This is a hands-on role requiring an advanced Revit specialist who understands the level of detailing, material accuracy and craftsmanship required in interior architecture. The BIM Manager will work closely with designers, consultants, contractors, specialist fabricators and artisans to ensure that design intent is translated into accurate, coordinated and buildable information from concept development through to installation and handover. Key Responsibilities BIM Strategy and Standards Develop and implement the studio’s BIM strategy, standards, protocols and workflows. Prepare and maintain BIM Execution Plans, naming conventions, model responsibilities, folder structures and information-issue procedures. Define appropriate levels of information and detail for each project stage. Establish quality standards for models, drawings, schedules, specifications and digital project information. Align BIM practices with ISO 19650 principles and relevant project requirements. Revit Templates and Content Develop and maintain Revit templates, title blocks, view templates, filters, shared parameters and schedules. Build and manage Revit-family libraries for bespoke furniture, joinery, fittings, lighting, finishes and interior components. Ensure that BIM content accurately captures dimensions, materials, finishes and product information required for design, costing, procurement and fabrication. Maintain the consistency, usability and integrity of the studio’s digital content. Project and Model Management Set up and manage Revit models from concept development through technical documentation, construction and handover. Manage worksets, linked models, coordinates, phases, design options, model federation and cloud collaboration. Monitor model health, file performance, warnings and compliance with studio standards. Coordinate interior and architectural models with structural, mechanical, electrical, plumbing and specialist consultant information. Ensure that project teams have access to current and approved project information. Interior Architecture and Technical Delivery Translate concepts, sketches, mood boards and material selections into coordinated BIM models. Ensure that models communicate internal layouts, ceilings, lighting concepts, bespoke joinery, furniture, fittings, finishes and material interfaces. Oversee the production of plans, sections, elevations, reflected ceiling plans, details, room information, schedules and specifications. Review technical documentation for accuracy, completeness, buildability and alignment with the approved design intent. Give particular attention to bespoke details, material junctions and the manufacturing requirements of specialist fabricators and artisans. Coordination and Clash Management Lead BIM coordination with architects, engineers, project managers, quantity surveyors, contractors, suppliers and specialist subcontractors. Federate and review consultant models, conduct clash detection and manage coordination issues through to resolution. Chair or support BIM coordination meetings and maintain issue and action registers. Identify spatial, technical and installation conflicts before construction. Review and integrate relevant shop drawings, prototypes and fabrication information. Visualisation, Costing and Scheduling Support accurate 3D modelling and realistic visualisation for design development and client presentations. Ensure that BIM data supports reliable finish, furniture, fitting, lighting, joinery and room schedules. Collaborate with project and commercial teams so that model information supports costing, procurement and programme requirements. Assist with quantity and material information where included in the agreed BIM scope. Construction and Handover Support project teams during fit-out, manufacture and installation. Assist with resolving design and coordination queries arising on site. Incorporate approved project changes and maintain accurate record information. Support snagging, handover and close-out. Conduct site visits when required to verify existing conditions, progress and model accuracy. Team Development Train, mentor and support designers and technical staff in Revit and BIM best practice. Conduct model reviews and provide practical quality and performance feedback. Promote consistent use of studio standards while allowing flexibility for bespoke design solutions. Develop BIM onboarding, training and user-support material. Evaluate new software, plug-ins and automation opportunities that could improve design, documentation, coordination and visualization workflows. Minimum Requirements Degree or diploma in Interior Architecture, Architecture, Architectural Technology or a related built-environment discipline. At least seven years’ relevant experience, including a minimum of three years in a BIM coordination, BIM lead or BIM management role. Advanced hands-on Autodesk Revit proficiency. Strong knowledge of worksharing, linked models, shared coordinates, phases, design options, schedules, parameters and Revit Family Editor. Demonstrated experience delivering detailed interior architecture, fit-out, bespoke joinery or furniture packages in Revit. Experience coordinating multidisciplinary consultant models and resolving technical clashes. Strong understanding of technical drawings, detailing, specifications, schedules, construction methods and site coordination. Working knowledge of Autodesk Construction Cloud/BIM 360 and model-review software such as Navisworks. Understanding of ISO 19650 principles and structured information management. Knowledge of South African building regulations, applicable SANS requirements and local fit-out practices. Portfolio demonstrating technically complex, design-led projects and high-quality documentation. Advantageous Experience Experience in luxury residential, hospitality, retail, corporate or exhibition projects. Knowledge of bespoke furniture, joinery manufacture, shopfitting, lighting integration and specialist finishes. Proficiency in AutoCAD and visualisation software such as Enscape, Twinmotion or 3ds Max. Experience with Dynamo, Revit automation or data-validation tools. Familiarity with point-cloud, laser-scanning or reality-capture workflows. Autodesk certification or professional registration with SACAP or another recognised built-environment body.
